A privately owned building in Lansing, MI, which houses two state agencies, used PACE financing to implement a number of energy efficiency and renewable energy upgrades. As a result of this cash-flow positive project both the building owner and the tenants saw real savings! The story of this building is a story that plays out every day in buildings across the US, where a tenant pays the utility bills and someone else owns the buildings. PACE helps solve the fundamental issue of split incentives. The project included the installation of a small solar array, LED lighting and variable speed pumps for heating and cooling.
